Tuesday November 5, 2019 – Doc 375 was delivered by sliding it under our door when we were not home. At the time, I took this as yet another resignation by yet another representative (If I’m not mistaken, Joseph Kazubek is the sixth in John’s parade of ethically challenged representation, counting the times that John was self represented as one representative. The exact number is unclear since it appears that one or two representatives didn’t last long enough for me to get their names). I did not notice the misspelling of Kazubek’s name on the letter.
Thursday November 7, 2019 – There was a hearing for Jeremy Stamper’s breach of probation (committed in July of 2019, see the videos in Chapter 46). I did not attend.

Sunday November 10, 2019 – When I returned to the building after visiting a friend Ron Stamper’s truck was parked on the grass blocking the driveway (see pic above). I’d pulled up in the car I was driving, then parked down the street. Pollington was standing near his porch as I walked up to the building. He said “I thought fairies flew, not drove.” I ignored it.
Monday November 18, 2019 – There was an appearance for Richard Pollington’s private complaint. The matter was remanded and another day of my time was wasted.
That afternoon, around 3:30 pm, I returned to 99 East Avenue to find Ron Stamper standing on the sidewalk in front of the building. As I approached, Ron held his thumb extended near his mouth, moving it back and forth. The gesture is intended to mime the act of fellatio, and is a non-verbal way of calling someone a cocksucker. Ron had used it before, so I began recording on my cell phone.
The video is here. (Vid 114)
Ron Stamper has read my “little note to John” saying I would be moving out on October 31. He’s referring to the bogus N9 (Doc 388) I gave John Cerino. It’s interesting that a “tenant” has access to that paperwork. A landlord isn’t supposed to reveal certain personal information about one tenant to another, including a termination date. It’s also apparent that he never looked at the signature block (which read fuk-u-john) or the date I’d be moving out (October 31, 3018).
Ron didn’t (quite) call me a fag in this conversation. At this point I was angry enough that I was rather hoping Ron would, and I could follow through on my promise to him to kick his ass if he called me a fag again. But he didn’t.
Christina Stamper joins the conversation at around 11:50 in the video, as screechy and abrasive as ever. She tells Ron to shut up because “we have enough to arrest him now”. Note that at the end of the video, when I walk into the building, Christina Stamper is standing in the door to 99 East Avenue, not 97. She’s holding a cell phone, recording the interaction between Ron and myself. She goes into Pollington’s unit, not her own.
Tuesday November 19, 2019 – There was an appearance for Richard Pollington’s Section 810 complaint. Agostino Cerino, Richard Pollington and Christina Stamper were there too. It was remanded. While waiting for the hearing to start, I served Agostino with disclosure for the upcoming L1 application for eviction. A few minutes later Christina Stamper walked up to me, handed me some documents (Doc 377) and gleefully said “I’ve been asked to give this to you”.
I’ll fill in some discussion of this, but a trespass letter against a tenant is void. Note also that the second page of the Bogus N9 I gave John was missing; the trespass letter only had the first page. It appears the Stampers gave the court this incomplete document as proof that I was no longer a tenant, in order to prevent Jeremy from being banned from 97-99 East Avenue.
Unknown to me at the time, there was another hearing for Jeremy Stamper’s breach. He pled guilty and was sentenced to probation (Doc 444). The condition that he live on Hixon Road was removed. Not that he ever paid any attention to it.
After a long day of court, I went back to the building around 4:15 pm. When I entered the foyer, Christina Stamper was already in the foyer. She saw me, screamed “He’s here! I gave him the letter! Call the police! He’s stalking me!” and ran into Pollington’s unit.
A little more than an hour later, I saw a police radio car pull up to the front of the building (and parked illegally, something almost all HPS do). So I put the bodycam on my belt and went down to talk to them.
The Occurrence Report and Officers Notes are here (Doc 379). Apparently (it’s hard to tell with all the redacted information), Pollington and Stamper were complaining about being recorded again, once they were told that a tenant cannot be trespassed from his own residence.
The video from the bodycam is here (Vid NEW – 2019-11-19 – interview with HPS (bodycam))
It appeared John either hadn’t read the N9, or used part of the N9 to convince Christina Stamper that I’d moved out. The fact that the second page of the N9 was NOT provided to police or the court makes it forgery, I think. If that page HAD been included, it would have been immediately apparent that it was bogus. Even if it were perfect, it still wouldn’t matter. A tenant does not have to honor an N9. If the tenant doesn’t move out on the date indicated, the landlord has to apply for an eviction order to the LTB. John hadn’t; this smells like another of our ex-landlord’s attempts to take a short cut.
I think John saw the second page, then decided to use the first page to complicate the situation further. If John Cerino showed that document to Kazubek (who was indeed representing him at the time) then Kazubek missed the signature and date. That’s also possible, since Kazubek doesn’t have much of an eye for detail. Who really knows?
Monday November 25, 2019 – We received Document 382 in the mail. These were hearing notices for John Cerino’s latest vexatious L2 application, based on the N5 served on October 11, 2019 (Doc 374).
